How long have you been involved in real estate?
I have worked in the real estate field as a Realtor® and first licensed in 1996 in the state of Utah and my brokers license in 2015.

What services do you offer your clients?

ShirLee McGarry AB with  RealtyPath LLC offers full services to buyers, sellers, and investors. We list and sell residential and commercial real estate for buyers/sellers and enjoy working with investors, and have a great team for handling REOs, Foreclosures and Short Sales. We also have a Property Management Division.

On a professional note, I am an Associate Broker for Realty Path LLC. I have taken the following added educational classes for the following designations: ABR Accredited Buyers' Representative Designation (National NAR), CMRS, Certified Military Residential Specialist, CRS, Certified Residential Specialist, (National NAR), GRI Graduate Real Estate Institute certification, (National NAR),  MRP Military Relocation Professional - NAR Designation,  SRES Seniors Real Estate Specialist (National NAR Designation) SFR Short Sales/Foreclosure Resource Certification (National NAR), SSS Short Sale Specialist Certification (State UAR), BPOR, Best Price Option Resource, (National NAR), CHS Certified HAFA Specialist certification, RBA Realty Business Administration (State UAR Certification).  
 

Where did your first sale originate?
From one of my former co-workers when I worked in education at the U OF U. Their married son and his wife and child with another on the way was living with them in their basement, and the parents wanted their home and privacy back for themselves. The son was a first time home buyer. The majority of my clients come to me by way of referrals from previous clients who have used my services in assisting them to buy, sell or invest in real estate property, which is the heartbeat and lifeline of my business. 

How long are listing staying on the market these days?

It is a seller's market and the minute we put up a listing we have showings and offers usually the same day and go into a multi- offer situation. If the home is not priced properly, it could take a lot longer to sell and the agent had better have a good realistic talk with backup statistics to get the home aligned with the market! With short sales we never know how long those closings will take so a buyer putting offers on short sales must be patient but the savings incurred is well worth the wait. I have listed and had offers within a day,  but the price has to reflect the current market and be realistic.  I have fabulous lenders that in some circumstances can close within two weeks if everything is in order. However with new TRID laws and documents in place for closing one should plan on a 45 day close or less.

Do you work with investors?

I love working with investors and my absolute favorite and every Realtor's ideal dream is the cash buyer!

What would you share with someone new to real estate?

The best advice I can give a newbie to the business is, "It is important to work your SOI and Network.” Be consistent and keep the passion and positive attitude going even when you want to quit. Always take CE classes when available since our market and laws are always in perpetual change and motion.

Sellers - You know the importance of using the services of a Realtor® regarding financial and potential legal issues. Statistics show that listing with a Realtor will net a higher sold price in a shorter time period than the "Do It Yourself" project.

How is social media changing real estate?

Let's face it...the Internet is where today's buyer's search begins! Social Media is an effective marketing tool if used correctly and in a responsible and professional system approach. Many businesses are hiring media managers to take care of their online Social Media Marketing. It can consume a lot of your time if you are not careful, so therefore you must use your time wisely to produce the best ROI for your time spent. How was your Thanksgiving and Christmas Holidays for 2016?

The holidays are a time for family and friends for me and to find peace and joy while reflecting and being thankful for the many blessings I enjoy. It is a time to reflect on how much I have to be thankful for in all material and spiritual aspects of my life. Looking forward each day that the future holds and what I can contribute in helping others along life's journey.

Would you like to comment on current 2017 predicted market conditions?

First we have been told by the Federal Reserve that there will be at least two interest increases in 2017. 2017 has been a great market for sellers since inventory on existing homes are low and hard to find. The median price range is in the lower 300K bracket and homes have offers the same day as they are listing. Competition for buyers is at its highest, so it is all the more expedient to have a professional Realtor® working for you within a buyer/broker contract so you have a good negotiator that understands the market and knows what it will take to get your offer noticed and accepted.
